Mike is away, so I'll be taking over as organizer for this ride. Please see his pre-ride report below.
This route has many bike paths and trails. If you have a GPS device, use it! If you don't, try to ride with someone who does! I recommend reviewing the route sheet and paying close attention to the cautions in bold.
I also pre-rode the route and, as not everyone has a gps device, I tried to follow the route sheet. The bike paths and trails are hard to describe on a route sheet. I've added quite a few more cues. Following the route sheet instead of my Garmin really slowed me down. Also, the trails and paths tend to be slower anyway.
The South Langley Trail is delightful but slow and I did walk the three sections that Mike mentions. If you are a slower rider, I would consider taking the alternate route suggested on the route sheet. Or download this a track from here

I changed the route through South Surrey (sorry, Mike) but still stayed off King George Blvd.
The eastern entrance to the Mud Bay Dyke Trail was still fenced off. If it is fenced on the day of the ride then take the detour route: continue to the end of the parking lot and then take the path to the left. It will rejoin the Mud Bay Dyke Trail (and add 0.4 km).
There is construction on Ladner Trunk Road at 128.7 km with alternating one lane traffic. I didn't find it the problem.
BC Parkway from New Westminster to Patterson Station is also slow. Pay attention at the road crossing and be aware of pedestrians and electric scooters.

This is a nice route. From Burnaby, head over the Port Mann Bridge then follow Greenways and quieter streets to Ross Road and 8 Ave. For a change of pace we'll return on 8 Ave and the South Langley Regional Trail to get onto 0 Ave at 216 St. The South Langley Trail is mostly wide, smooth, packed gravel; you'll have no trouble on 28s, but watch for horses! There are three steep grades crossing Homestead Creek just after 264 St, which may mean walking your bike 50 m each, and there may be some mud on the section between 232 St and 224 St if it is a wet day. There was none on the pre-ride. If you are adverse to gravel, walking, or mud, then the alternate routing is to turn left at 264 St, right at 0 Ave, and pick up the route after 216 St. If you are adventurous, this is a really delightful alternate to 0 Ave, especially if you've been along 0 several times this year already. The route also features an alternate way through South Surrey--NOT the King George Boulevard! Navigational challenges, yeah, but not the KGB, did I mention that?
The start is from the north parking lot of the Eileen Dailly Leisure Pool and Fitness Centre, enter off Willingdon Ave opposite Triumph St. There is parking there. The nearest coffee and restrooms are at the Chevron on the corner of Hastings and Willingdon. The finish is at Madison and Hastings, two blocks west of the start, where JJBean Coffee Roasters is a nice place for a volunteer to wait for finishers.
